How to apply for a home

We publish our screening criteria so you know before you apply whether you are likely to qualify, rather than spending an application fee to find out. Every applicant is evaluated against exactly the same standards.

  • Verifiable household income of roughly three times the monthly rent
  • Positive rental history and landlord references
  • Credit history reviewed as a whole, not a single score cutoff
  • Employment or income source verification
  • Criminal background and eviction search, assessed individually
  • Valid government issued photo identification

Everyone 18 or older who will live in the home must apply. If something in your history needs explaining, tell us up front. Context is considered, surprises are not helpful.

What You Will Need

  • Photo ID for each adult applicant
  • Two most recent pay stubs or proof of income
  • Contact details for current and prior landlords
  • Employer contact information
  • Pet details, including breed and weight
  • Vehicle information for parking registration

While you are a resident

Paying Rent

Rent is due on the first. Pay online through the resident portal by bank transfer or card, set up automatic payments, or use the other methods listed in your lease. Late fees follow the lease exactly.

Maintenance Requests

Submit non urgent requests through the portal with photos, which speeds everything up considerably. For emergencies, call the 24 hour line listed in your lease immediately.

Moving Out

Give written notice as your lease requires, usually 30 to 60 days. We provide a move out checklist so you know exactly what is expected and what affects your deposit.

Emergencies

What counts as an emergency

Call the emergency line immediately, day or night, for anything that threatens safety or is actively damaging the property.

  • Fire, or the smell of gas. Call 911 first, then us.
  • Flooding or an active water leak you cannot stop
  • No electricity to the entire unit, where it is not a utility outage
  • No running water
  • Sewage backup
  • No air conditioning when temperatures are dangerous, or no heat in a freeze
  • A door or window that will not secure

Non emergencies, including a single appliance failure, a dripping faucet or a loose handle, go through the portal and are scheduled during business hours.

Before You Call

  • Check the breaker panel for a tripped breaker
  • Check GFCI outlets and press reset
  • For a disposal, press the reset button underneath
  • For no cooling, check the thermostat and air filter
  • For a running toilet, check the flapper
  • Know where your water shutoff valve is, before you need it

Resident Questions

Common questions

How much is the application fee and is it refundable?

The application fee covers the cost of running credit, background and eviction searches and is non refundable, because those costs are incurred whether or not the application is approved. The current amount is listed on each property listing.

How long does an application take?

Usually one to three business days once all applicants have submitted complete information. Delays are almost always waiting on a previous landlord or employer to respond.

Can I have a pet?

It depends on the property and the owner's decision. Pet friendly homes are marked in the listing, and pet rent or deposits may apply. Assistance animals are handled separately under fair housing law and are not treated as pets.

When do I get my security deposit back?

Florida law requires the landlord to return the deposit within 15 days if no claim is made, or to send written notice of a claim within 30 days of you vacating. We follow those timelines and support any claim with dated move in and move out photos.

What if I need to break my lease?

Contact us as early as possible. Your options depend on the lease terms and may include an early termination provision or reletting. Leaving without notice creates the worst outcome for everyone, so talk to us first.

Who is responsible for lawn care and pest control?

It is specified in your lease and varies by property. Check your lease first. If it is unclear, call us and we will confirm.
